HVAC Principles : Air Conditioning Maintenance
Package Unit : has both the air conditioner and furnace (or air handler) in one unit.
Split System Unit : has an air conditioner outside, and a furnace inside.
Mini Split Unit : an outdoor compressor or condenser paired with an indoor air handling unit

Inspect Package System
Check for Blockage of Condensation Line
Check Electrical Connections
Check Duct Work
Check Temperature Differentials
Checked temperature differential by hold a thermometer up to a return vent.
Check the temperature at a supply vent.

Inspect Furnace / Air Handler
Inspecting the interior unit - Furnace with an evaportor coil
Inspect the overflow and condensate lines aren't blocked and the connection looks sound
Inspect Air Conditioning Unit
Shut off the power to the condenser unit - remove the top grill to inspect inside
Remove debris on the outside
Check refrigerant line
Clean the Air Conditioning Unit
Clean the fins on the condenser / Vacuume
Use special foaming solution cleaner
Rinse off and redo for extra clean
Air Conditioning Start Up Check
Turn Power Back On and switch thermostat to cooling mode to test cooling
Check vents
Check Temperature Differentials

Inspect Outisde of Unit
Turn Off unit - Wipe down the outside of the unit with a damp cloth to prevent dust from accumulating
Check outdoor portion of the vents
Clean the Inside of Unit
Clean or replace filter
Wash down filter with proper solution
Rinse off and let dry before reinstalling
Clean the Pipes
The pipes are an essential in emitting the cold or heat into your home, and they are the pathways between the outside and inside components of the machine.
Clean the Coil and Condenser
Clean the evaporator coils
Check condnsate lines are not blocked prior rinsing -Light rinse on coil cleaning
Cean condenser outside from outdoor dirt and debris
MAKE SURE THERE IS SPACE AROUND THE UNIT
While ductless air conditioners require less space than your average air conditioning system, they do work best if you give them plenty of unobstructed room to operate
